New Jersey residents who still need to apply for state property tax relief have until Monday, Nov. 2, 2026, according to the state Division of Taxation. The deadline covers the combined PAS-1 application for seniors and people with disabilities, as well as new ANCHOR applications.
Homeowners 65 or older, along with residents who receive Social Security Disability or Railroad Retirement Disability benefits, file the PAS-1. That one form is used to claim benefits from all three state programs: ANCHOR, Senior Freeze and Stay NJ, according to the Stay NJ program page.
Most homeowners and renters under 65 who received ANCHOR before do not need to file at all. The state filed for them automatically, and in August the Treasury said it mailed confirmation letters to more than 537,000 homeowners and more than 549,000 renters. Those residents only need to act if their name, mailing address or direct deposit details changed. Eligible residents who have never received ANCHOR must file a new ANC-1.
To qualify for ANCHOR, homeowners must have New Jersey gross income of $250,000 or less, and renters $150,000 or less. Stay NJ is limited to homeowners who were 65 or older in 2025, owned and lived in the home for all of 2025, and had income of $200,000 or less. Renters and mobile home owners do not qualify for Stay NJ.
Senior Freeze payments began July 15 on a schedule based on when applications came in. ANCHOR payments started Sept. 15 and continue on a rolling basis, with most applicants paid within 90 days. Stay NJ benefits for 2025 are scheduled to be paid in February and May 2027.
Applications can be filed online through the state’s property tax relief portal, and status can be checked at propertytaxreliefstatus.nj.gov. The state’s Property Tax Relief Hotline is 1-888-238-1233.
The state deadline falls one day after the Nov. 1 due date for local fourth quarter bills. Our guide to Denville property tax due dates and how to pay has the details, and seniors can find other local resources in our look at the Denville Senior Center.
